What is the Energy Efficiency Standard (MEES)?

MEES - Minimum Energy Efficiency Standards came into force in England and Wales on 1st of April 2018. Landlords of privately rented domestic and non-domestic property in England or Wales must ensure that their properties reach at least an Energy Performance Certificate (EPC) rating of E before granting a new tenancy to new or existing tenants. These requirements will then apply to all private rented properties in England and Wales – even where there has been no change in tenancy arrangements – from 1 April 2020 for domestic properties, and from 1 April 2023 for non-domestic properties.

Please visit the government website to read about the latest landlord guidance and exemptions regarding MEES.

DO YOU NEED HELP TO HAVE AN "E" RATING?

We do offer a full package where we provide EPC along with an advice on how to improve your property to reach the "E" Rating, if necessary.

How does it work? We will carry out the survey as normal to see if the EPC of your premises reaches the minimum standard. Should your property need improvement, we will provide you with most cost effective solutions to reach the "E" Rating. Once the work has been carried out according to our recommendation within a reasonable time, it is guaranteed that you will have an EPC with "E" Rating or better. Then, we will revisit your property and produce the Certificate.

If you book this service but your property doesn't require any changes because the EPC reaches "E" or better, we will reduce the price to a simple EPC and will credit the difference to your account.
